This chart of the Monthly Supply of Houses in the United States (MSACSR) measures an imaginary example that economists take very seriously. How many months would the current inventory of homes last if homes sold at the same pace and no new homes were built?
A balanced housing market is considered to be around six months of supply. The chart shows that we’ve been hovering in that range since June 2021, though inventories are still low and affordability remains an issue. More than 40% of homes are selling above their asking price.
As with many things financial, the issue is not evenly distributed. If you want to see if your area is experiencing a shortage or a glut, this map shows housing supply levels in high-population areas across the country.—Myriam
